Like everyone said, Billingsley House is a great value. That being said, make sure you know - with this venue, you get what you pay for. When I had my initial meeting at Billingsley I was in love with the space. My fiance and I were so happy we found it, it was available and that it fell well within our venue budget. However, looking back at all of the stress and anxiety Billingsley caused me, I question if it was worth it. I had several issues with Billingsley that you need to consider if you are thinking about booking with them.

Communication is a constant game of phone tag with multiple different people who make you feel like they are both incompetent and inconvenienced by your questions. I went through THREE people at Billingsley because my original contact there dropped the ball as soon as I signed the contract. Or so I thought... I had to get the manager involved because I was told 3 months after signing a contract that they had NO record of my contract on file..... NOT OK to tell a bride who is planning her wedding!? Another thing about the communication at Billingsley that I wish I would have known is that the office is only open a few days during the week and that can change without notice. Without set office hours I was constantly leaving messages and sending emails to someone who might not be in the office a week from next Tuesday. Again, NOT OK for a bride planning her wedding. Flexibility was also an issue for me. After complaining several times to different managers, I was finally compensated with a tad more flexibility in the hours that my vendors could arrive and the time of my rehearsal, etc. The directions are also a pain to deal with.

In the end, my wedding day was perfect! I would suggest booking Billingsley House if you are looking for a CHEAP location. Just understand what you are getting yourself into. For your sake, I hope they have upped their standards on how they treat clients.

THE PRO's:
Very reasonably priced!!! The view is breath-taken!!! The cost includes use of tables, chairs, and access to inside of the historic property home. This is probable the "BEST" looking outdoor venue in all of Prince Georges County, MD.

DISAPPOINTMENTS:
Many lapse and gaps in communication between Billingsley House and Oxen Hill Manor. The staff at Billingsley is only available that the property on Tuesdays and Fridays therefore communication will likely occur with staff located at Oxon Hill Manor. I found myself providing alot of the same information over and over again to different staff members between the two locations. And information shared about the Billingsley House was inconsistent when taking to staff at Oxen Hill Manor.

There was confusion over the arrival time of when my caterer was permitted to setup. My caterer and I were told we could arrive at 10am.to prepare for my noon wedding. However when we arrive at 9:45am the tables and chairs were already setup by the Billingsley staff. This resulted in loosing a portion of my security deposit of which I contested. I explained that no one in my party authorized Billingsley to setup the venue and that I paid my caterer for staff to do setup/breakdown/cleanup. The manager insisted someone in my staff authorized them and that I should seek reimbursement from them.

Very disappointed with how the staff "strong armed me" ... but I'll live.

Overall - The wedding view was perfect - And for the price... you wont find a better location.

This venue is so beautiful and comes at a very affordable price. We were able to get ready in the bride and groom rooms upstairs and then used the living and dining room for appetizers. We had our ceremony in a grassy area that overlooked the Patuxent River out in the distance and had the ceremony under the tent. There are plenty of other grassy areas that you can take advantage of and spread things out like the bar, buffet, hightop/cocktail tables, etc. The tent, tables and chairs are all included in the price. While this is a very beautiful setting there are a few downfalls. You have to enter through the WSSC Treatment Facility which is a terrible eyesore and can get pretty smelly on a warm day. But once you get through that and are on the Billingsley property it is very beautiful and the smell is no longer an issue. Because this is a historic property there are some pretty strict rules they make you adhere to which can make decorating difficult but as long as you keep the rules in mind you can make it work. The staff is only available that the property on Tuesdays and Fridays which can make getting in touch with them a little difficult but the phone transfers to the Oxon Hill Manor and the staff there was always willing to try to assist me in any way they could. Although this place has a few cons it is such a beautiful setting at an affordable price that it is still worth it to have a wedding here. This venue was the perfect setting for what I was envisioning my wedding day to look like.

I am so glad that a place like Billingsley exists and that I used it for my reception! The view is truly something to behold, and you will not find anything else like it in Maryland for the price. My guests all loved it and I got a lot of compliments on the location.

The drive through the water treatment plant is admittedly grisly, but soon you get out on a country road, and getting up to the actual house wipes away the memory of it. I kept joking that the ugliness of the treatment plant would just make people all the more pleasantly surprised by the venue, and I think that was probably true.

Communication between Oxon Hill and Billingsley is, as others have mentioned, a little frustrating at times. I was given conflicting information a couple of times, and there were a few misunderstandings and points of confusion along the way. Just be patient and be aware that it will happen. Everyone we spoke to was polite and courteous, so that makes it easier. The Billinglsey House allowed us to have the wedding we envisioned on a very, very tight budget. Their rate includes chairs, tables, tent, access to the house, etc. for under $1,000 (for 7 hours--we double booked). I dont believe you can find a better value for an outdoor tented venue in the DC area. The location is beautiful (overlooking the Patuxent river), and the house is well-kept and perfect for brides seeking a vintage-themed wedding. The staff was very responsive and answered dozens of my questions throughout my year of planning.

The main drawback of this venue is the fact that you have to drive through a waste water management plant to get to the venue. It wasnt so much the fact that you had to drive through the plant to get to the venue that bothered me. It was more so the fact that the plant has a gate that you have to announce yourself at in order to reach the Billingsley House. The gate is not manned throughout your entire contracted time, so you cannot go in and out as you please. This made it a bit stressful for set-up since I knew if something was forgotten, we might not be able to easily get back inside. It also makes it difficult for guests to take cabs/uber to your wedding.
Additionally, a very narrow bridge with a 15 ton weight limit need to be crossed in order to reach the venue. This made finding a shuttle for guests a bit complicated.

Although access to the venue caused me a lot of stress, in the end, I know that I would have not have been able to have the wedding that matched my vision, had it not been for the Billingsley House. The day of the event, their staff was so kind and helpful. They went out of their way to help my coordinator and my family set-up and didnt complain when we ended up having to stay a little bit past our contracted time.

I would definitely recommend the Billingsley House to budget brides in the DC area that are looking for an affordable outdoor venue with a tent included in the price.

This is truly a hidden gem. It took me almost a year to find a wedding venue that was within my budget that I didn't feel like I just settled on. Beautiful venue for an outdoor wedding with truly a blank canvas to make it your own. I visited the site countless times before my wedding and the onsite staff was very helpful in answering all of my questions. If you having a smaller wedding, under 120, and you are looking for a private, secluded space, then this is it. The view is amazing and can't be matched by any other venues in Maryland. The cost of the rental cannot be beat and includes the use of a tent, tables, and chairs. Online pictures do this place no justice, take the time and make an appointment for a visit, you will fall in love. Don't be deterred by the entrance through the WSSC property, this turned into a wonderful surprise for our guests when they actually arrived at the venue. In terms of flexibility, this is a historic property, so there are many rules in place to perserve it, with that said, just read the guidelines, ask questions, and prepare your for decor accordingly. The Billingsley House was truly a Hidden Gem. Our reception was Beautiful! However you cannot use GPS to find the location so for guests we had to send directions and extra reminders. Our caterer was late so the Billingsley would not let my coordinators begin to set up for them so that was frusterating but everything worked out. The Price is outrageously reasonable. Billingsley House was literally an answer to prayer. It was exactly the beautiful outdoor setting I'd hoped for at a price our tight budget could afford. The fact that the tent was included was incredible.
Our guests still talk about what a great location it was. The staff was friendly and professional and I'd definitely recommend it to anyone looking for a great outdoor space coupled with a gorgeous historic home.
