Weeeellllllll the tax credit expired and our showings have gone from the highest-traffic listing to complete splat.
No kidding :(
We had a looooong talk with our agent, whom we are *thiiiiissss close* to pulling our listing from, and she did not agree with my statement that we are 'overselling and underdelivering'. <-----very frustrating.
Our marketing campaign is AMAZING - the photos have a soft glow to them, we have these beautiful 2-sided color flyers, an online virtual tour. . .and for the price the place looks like a Mecca, especially in our city where property values are some of the highest in Colorado.
My personal belief is that it's drawing in a lot of people thinking this is some fantastic deal, then they get here and see that it's *not* pristine and perfect. We don't have granite counter tops (but we do have high-end stainless appliances). We have two flights of stairs (big flights) which has been a top complaint in feedback (too many stairs). Some parts of our hardwood have gone bad. The first thing you see when you walk in is the only ugly room in the whole house (the office). The '4th bedroom' she insisted we include in the listing actually has no door and no closet. . .it would better serve as a den. Annnnd, worst of all, our listing makes it look like a single family home, but then people arrive to a parking lot full of townhouses and a white truck owned by our sketchy neighbor, spray painted all over with blue nonesense:'Rap Rapes!'

Anyways. . .long story short, nothing :( We don't understand how in 30+ showings and 98% positive feedback with three solid leads/potential buyers they couldn't sell this place. We also wonder if people are calling our agent, and just like when she calls us she is SUPER distracted by her three very young children. . .that doesn't bode well for potential buyers.
I'm super frustrated, and have really just given up. DH says we'll have babies once we buy a house, and I've got baby fever bad so that is adding insult to injury here, lol!
The only light in all of this is that DH and I have honestly not found a house we want - this is our upgrade house so we are being a bit picky and we *know* there are houses out there for us but they go FAST! So we have to be under contract here before we can place any offers. . .our thought is that *our* house is not on the market yet, which is why ours is not selling. . .things happen for a reason.
I'm trying to keep an open mind, but keeping the house spotless every day is getting old. They called and gave me 8 (yes that is correct) minutes notice for a showing the other day. UGH!
*lol* Sorry for the vent! It feels good to get it all out on paper :)
I seriously just want to pack all our stuff in storage so I can REALLY stage the place well. . .oy.
Oh I should add, though, that another townhouse in our complex came on the market this week - it is the *exact* same unit, minus our great views, minus our updates (it's still got 1990's builder/stock interior and white paint), and minus our perfect location on the property.
They listed $4K less than our price, listed by a HUGE RE office that checked comps/knows the area, and then called our agent asking advice on why they weren't getting any showings and wondering if we had seen a lot of activity. :)
Our *hope* is that people will come see both and see how awesome ours is by comparison. . .

i really hope that you can get your place sold. maybe you should get rid of your agent. i hope that people see both and see just how much more yours offers. doesn't help with the baby fever @ all.

I agree with Midnyte - ditch the agent! And yes, I think the competition will help you! Is the price an issue? Are you willing to drop it at all since you've been on the market for a while? Good luck!!!!!!!!
Your agent sounds like a total yahoo. Get rid of her!!! She is doing you NO GOOD! you are absolutely right that if she is making your place to be some kind of high end palace and it's, well, not, then your potential clients may be turned off.
It's so hard with agents b/c they are professionals so you just trust them. But at the end of the day, there are SO many agents out there and some of them are DEFINITELY better than others!! Find an agent who clicks with you guys better....

Just butting in a bit but we just kicked our agent to the curb. We've had over 100 showings and groups of people seriously interested and no offers. We determined he just wasn't a closer...so we had to make the change. It was tough and an awkward conversation. I think he saw it coming because he came over and had a chat with us before he went on holiday.
When we did fire him he tried to blame it on us not doing a price reduction after being on the market for 2 wks. Kinda weak if you ask me.

She's been a little 'weird' lately, totally avoiding us but then sending random comps/reports that she should have been sending weeks ago! She's stopped taking us out to see houses, and is pretty defensive anytime we see her.
Then, we know that when we do go to let her go, her argument will be that we are priced to high :( We don't believe that for a SECOND! We had two full-price verbal offers that she didn't/couldn't close, PLUS, she knows we'll come down a smidge. We don't want to list any lower though so there is room for negotiating.
The hangup for us, is that I'm playing violin in her sisters wedding in July. . .so until then, we kind of feel like we need to hang on to her. Except, now we found this other house we want and we won't place an offer until we're under contract here. . .this one is a nail biter, lol!
I reccomend gettign rid of her, You can always re-hire her in the future... or try someone else.
You can sooooo sell it "by owner" but use a broker to have it on the MLS.
