OUCH! Man Down! Man Down!

Okay ladies.....

We've reached a bump in the road.... The type of loan we are going through protects the buyer and requires everything to be in working condition. wellllllll, there is a hole in the wall with "exposed wires". I have electricians in the family, so we thought we'd just have my uncle come and re-wire when we closed. Sounds like a cheap and easy plan, right? WRONG! The loan requires EVERYTHING to be in pristine condition before closing. Which means the closing date must be extended.... why? Fannie Mae has to hire a contractor (of their liking) to give a quote and fix it. Once that is done, Fannie Mae has to set an appointment to get it inspected by the city. THEN, we have to get a new appraisal! Also, the house is missing a fridge and dishwasher. We gotta get those in as well. Once all is said and done, our loan should finally go through.

Need warm hugs ladies. This whole home thing is starting to get the best of me...

I had the same thing happen with a ton of repairs, but luckily we found out before submitting an offer. Good luck!

Good luck! It will all be worth it in the end when you are in the house. With our loan (FHA) we ran into some of these things, but luckily our appraisal came back higher than expected, so we got to bypass some of the "must be fixed and re-inspected before closing" items.
