Good luck!!  It is very smart of you two to do an inspection - all to often people say they're so broke while buying a house and they can't "afford" it.  You're going to spend hundreds of thousands of dollars on an investment, but not spend a few hundred to ensure you know what you're getting into?  haha, rant over.

We were present at our inspection, and we learned SO MUCH about our house.  There was only one "major" issue that the home owner fixed before the deal closed, otherwise it was all minor home repairs that we took care of in the first few months of us moving in.

athena, completely agree with you!  since we're going through the va for our loan, they require an inspection of their own on top of any one we have, so we're double careful :)  and we were able to go for it, which was a really cool experience to follow the last owners tracks with some of their repairs and even the original stuff.

i'm really glad we opted for the radon inspection - the level is above the allowed limit so we have to have a ventilation system installed in the basement, but we're requesting the seller cover that before moving in.  hopefully they oblige!  they had their radon checked a few years back and i'm surprised they didn't catch the levels!  they say it's the second cause of lung cancer, so thank goodness we'll get that fixed!

goodluck..our house was inspected by our relative..our uncle..so not worried of anything..
