OH-EM-GEEEE! Really?!

Two other offers came in. We spoke with the listing agent and it looks like a bidding war is in our near future. Our offer is nearly 15k over the asking price...

We have a huuuge decision to make! Should we war it up with the other offers or should we let it go and go with the house that we were the back up offers for.

Help us make our decision:

HOUSE #1 (we were in escrow with but ran out of time)

  • older home w/ GREAT character
  • formal dining (major plus for me)
  • big kitchen
  • 5 bdrms
  • 3 levels
  • needs a lot of TLC
  • 10k more
  • pool
  • hot tub
  • bigger lot
  • bigger home by 150stft more
  • not a great master suite
  • on top of hill w/ views in backyard
  • I LOVE THIS HOUSE!

3331 MOUNTAIRE Dr, Antioch, CA 94509 although it doesn't have the best curb appeal, the inside is gorgeous and the layout is perfect! With just enough TLC the house will be perfect. (TLC meaning 20k more invested)

Which one are you going to be having a bidding war with? I personally LOVE house #1! I love that charm that it has and it looks really cozy :)

Oh and which ever house it is I would personally set a price that you will not exceed and if your bidding war hits that then let the house go.... You might love it but you don't want to be "house poor" and be stretching yourself thin just to make the mortgage kwim?

Bling: House #1 was the house that we were closing on. Due to excommunication between the transaction coordinator and my realtor, we have "technically" went over our contract "due" date and our contract was terminated. The house was put back on the market yesterday. They told us to resubmit and they will explain our situation with Fannie. WELLLL, 2 other offers came in since yesterday and NOW they have to consider their offers as well!! WTH! I'm not even suppose to be in this situation... but I am...

yes... i agree with not stretching myself by exceeding our comfort zone max bid. It is just hard to swallow that this happened NOT because of me but by the PROFESSIONALS and now look at what I am doing... fighting for the house that I diligently worked on for weeks!

buuuut... to ease my pain, everyoneis saying that everything happens for a reason. Maybe this house isn't meant to be... gotta learn how to let go when things are out of my reach... ugh, life lessons are really a drag. hahaha

This is really tough. For me personally, I would go with #2. Here are my reasons:

  1. Cheaper
  2. Move-in ready

But...if you really love #1 and it is in your price range then you should go for it!!! Just make sure that you could financially handle it and still have money to save and splurge every once in a while (which I am sure you are already planning on doing..just throwing it out there ;-))

WOW n8umber 1 is stunning and I really like the architectural elements adn its uniqueness, curb appeal and kitchen , which are number oners for me say number 1

2 has a smallish looking kitchen and is cute on the outside but not a wow IMO

I'm inclined to say I'd pick house #1, since you can really make it your own. House 2 looks great, though, and it's really about what you connected with more!

Can you go into the bidding "war" by putting in your contract that you'll bid $1k over the highest offer received, up to $____ (your max)? I've read that that's a good strategy for winning that type of situation, assuming none of the other bidders try to do the same!

Number 1 has something special about it! Love it! Hopefully the bidding war doesn't get crazy and you guys still get it! If it ends up being too much you always have a great back up house!

I am the "odd" one the new one gets me... 17yrs newer!!!  Less likely to have something major break... thats a plus too! 

I like the newer one
