Everything went smoothly on our wedding day. David was beyond helpful in our planning process; he always had an idea or recommendation, but respected what we wanted and what we considered important. It was SO NICE to have a venue that didn't include extra fees for cake cutting, or making you pay for silverware, plates, or chairs -- everything is included in the fee. Having control over your bar is also nice; you can have as much or as little alcohol as you'd like and you can control the types, too. David had recommendations for how much we should get for our guest list.
I can see how some of Summit Manor's requirements and restrictions could be frustrating for some; however, I felt like we definitely knew what was and wasn't allowed before we signed the contract. Additionally, I thought that the DJ approval requirement was helpful because it helped us limit who to consider.
I can also see how it would seem like Summit Manor is pricey, but when you consider all the things you DON'T have to worry about, it makes it totally worth it. If I were to do my wedding over again, it would be at Summit Manor. Beautiful, classy location with helpful and flexible staff. Excellent.

Summit Manor is a very charming house, perfect for our smallish wedding of about 100 people. The price was affordable, being able to stock our own bar saved us lots of money, and since there is a kitchen on site, we had lots of control over food, which was important to us because of some dietary concerns.The manager did have some very good suggestions about ways to make our wedding run smoothly and his presence on the night of our event was helpful. The food was wonderful, the bartender they provided was great, and the servers were professional.
However, the manager, David, was very inconsistent in returning my phone calls, often waiting until after I called three times to call me back. In addition, there are some electrical issues at Summit Manor. The lights flickered all night long and at one point the DJ had some serious damage control to do because the entire system failed and the music stopped. My father was on the edge of his seat all night, concerned that there might be an electrical fire, which certainly did not help him to enjoy the night. We had not been told about this electrical issue beforehand and did feel somewhat deceived by it.
Summit Manor does not have its own parking. Parking was an issue for some of our guests, especially some of them who arrived a little bit later.
The manor is divided into small rooms, which led to an intimate feeling within each room. If you want all your guests in one room at the same time, this isn't the place for you. However, the ability to have the entire structure to our party, as well as the grounds, made this ideal for our smaller event. The site itself is beautiful, but they really need to fix the electrical system, or at least make sure people know about it before their event.

Not flexible at all. Would not allow place cards, candles, and had rules about DJ's. Food was not good, and was over-priced. The manager rarely responded to emails promptly, and a few times I had to email him a second time to get a response.

Summit Manor has a LOT of rules you have to follow. You have to use their caterer, you can't have more than a three-piece band and they can't be too loud, and you have to use their decor.
We opted to get our cake through them. You can have pretty much any kind of cake with any kind of filling and/or icing that you want, but they won't show you what it looks like beforehand and there's only one style offered. (For the record: it's a standard 3-tiered cake with white frosting.)

Our complete service for your once in a lifetime mansion style wedding?
Rental Fee:
A simple and inclusive rental fee of $325 per hour is charged. This fee covers use of all public areas of the mansion as well as all the physical facilities you will need. Silver service, china, wine & champagne glassware, tables, chairs,
linens and centerpieces are all included in the rental fee.
Catering Service:
We serve only buffet style menus and we are able to prepare anything that is feasible to serve in that manner. We have several popular menu selections for your review, however, we wish to work with you to individualize our catering ideas to create
a menu to suit your reception needs. There is a 100 person minimum catering charge for all Saturday events, 75 for Friday and 60 for Sunday through Thursday.
Desserts:
We will provide a beautiful and delicious wedding cake or a tort selection for $4.25 per person. You are welcome to provide your own wedding cake provided it is professionally made. We will take care of cutting and serving all wedding cakes and
desserts at no additional charge.
Liquor:
If you wish to serve liquor during your event, you may do so as long as you provide all of the liquor, mix, beer, wine, garnishes, and soft drinks. We do not allow keg beer or serving of shots. No liquor may be sold. A professional bartender
must be hired by and paid directly by you from our approved vendor list. You are responsible for all liability caused by consumption of alcoholic beverages, and we require that you obtain a liquor liability policy.
Deposit:
In order to secure a date for your reception at Summit Manor we require a $1000 deposit and a written contract. We will need a written request for cancellation and deposits are not refundable or transferable.
Music:
We have an internal music system and do provide background music for your event. If you wish to have a dance or provide live background music for your guests it must be limited to a three piece group ?no highly amplified groups are permitted.
D.J.'s are allowed, however we do not allow any lights, light shows or fog machines. If you need help in selecting the proper group for your reception, we will be happy to make recommendations. Bands and D.J.'s must be approved by Summit Manor
prior to making arrangements.
Sales Tax is due on all catering, cake and dessert. Current rate is 7.625 and subject to change.
Gratuity & Service: A 20% fee applied to all catering and dessert charges includes all service and gratuity. No other ceremony, cleaning, cake cutting or decorating fees are charged at Summit Manor.
Decorating: So you and your family can enjoy a stress free day Summit Manor adds centerpieces at no additional charge to all the tables. Combined with all the ornate woodwork, oriental rugs, unique character and natural picture opportunities that
come with a historic mansion the pressure and expense of set up and clean up of decorations is eliminated.
Summit Manor does not allow outside catering, wedding planners or wedding coordinators.
