The art of customer service is not lost at the Birkby House. We knew from the moment we walked in and met the owners that this was it! Not only does the Birkby House provide you a beautiful home to use as you prepare for the walk down the aisle, but it has a wonderful outdoor space and tent. In addition to having use of the house, the price includes the tent, tables, and chairs! Most of the other plantations, manors, homes do not provide the tent or tables and often do not even give you full use of the property. The Birkby House wants you to feel right at home.
The owners and staff members are honest, friendly, extremely responsive (they even cover email for each other so you are never left hanging) and genuinely care about making your experience exceptional. We stopped by the Birkby House a few times before the big day and every time we were accommodated and welcomed! On the day of the wedding, they are onsite making sure everything with the property runs smoothly. They even go beyond to help with little details that are not required of them (such as providing photos from the day, making sure you have wagons to load your items, hanging up wreaths, etc). I highly encourage you to visit the Birkby House as they book up quickly!

I adored everything about the Birkby House. The owners are so sweet and capable, and Mary Louise, the event coordinator, is an angel. I felt like the only bride in the world, even though they are always fully booked. I could not have asked for a better venue for our wedding, and can't say enough good things about working with the people there. While their prices are a little high for a Saturday wedding, we opted to go with a Friday night, and it was just as wonderful, for a significant price cut. We toured the Birkby House on a cold, gray, rainy day in January, and I knew then and there that it would be perfect for our late-October wedding. It was beautiful, even in the off-season, and I fell in love with the house and the grounds. Everything is so organized and thought-through that many of my decisions were simple to make. I went with many of Mary Louise's suggestions, as she has the art of weddings down to a science. On my wedding day, everything went exactly as planned, and I don't have a single complaint. Mary Louise even took "behind-the-scenes" pictures throughout the day, and had them ready to go on a CD that she handed to my parents before they left for the evening. Again, I loved the Birkby House, and you will, too!

The Birkby House is such a beautiful place for a wedding. We were able to have a beautiful outdoor ceremony with an indoor comfortable reception (in an air conditioned tent). The grounds are always beautifully manicured, which required very little from our florist. Judy and Ron were a pleasure to meet with and Mary Louise was indispensible in helping coordinate everything the day of as well as helping us figure out the layout of the ceremony and reception. I had absolutely no stress because I knew Birkby would be able to accomodate any weather or other mishaps. I would get married there all over again!

WOW! This venue is absolutely incredible, you will not be dissapointed. From the moment we visited with Ron, and saw the pride he took in this property, as well in the weddings they have every weekend, we knew we had to book here. Our wedding was shy of 100 people, and that was the perfect number, for a very intimate feel. The grounds are absolutely gorgeous, and the property is well taken care of! Mary Louise, Judy, and Ron are very responsive and accomodating to anything you may need, and are very helpful when selecting vendors. They provide you with cd's of pictures for ideas in decorating, and go out of their way to make your wedding day one to remember! I would highly recommend the Thomas Birkby House to anyone looking for a venue that will make your wedding dreams come true! I never had a worry working with Mary Louise, Judy and Ron because I knew they would take good care of us and our guests! They are simply amazing!

I can not express how thankful and happy I am that we chose the Thomas Birkby House as our ceremony and reception venue. It is in the middle of old town Leesburg, which is very quaint and charming. When I first visited TBH, I was won over by how beautiful the house and grounds were as well as how welcoming, friendly and flexible Judi and Ron were. I had no idea just how important those factors would pay off the day we got married. Of all the days to get married, we picked the date that hurricane Irene would sweep through the Northern Virginia area. I was prepared to deal with a little rain or even excessively hot weather, but never envisioned a hurricane would hit on our wedding day. Fortunately for us, the Thomas Birkby House was more than on top of EVERYTHING. They were all extremely flexible, easy going, and sincerely cared about our wedding. You will not be just another wedding at this venue. They genuinely care about their brides and grooms. This took away so much stress and helped us relax, and more importantly we enjoyed every moment of our wedding. They moved the ceremony and reception into the tent, which looked beautiful and had umbrellas for all the guests going from the house to the tent. The cocktail hour was in the house and on the back patio with umbrellas. Another great detail of the TBH is usage of the carriage house, which has a kids room you can set up however you like. This was nice for us having 12 kids under 10 years old attend. They loved it! The TBH also has the best bridal suite and groomsmen lounge I've seen. The bridal suite has a full bathroom with a shower, steamer, tons of counter space with a mirror, and huge bench. Mary Louise was there to keep everything on track and she did a wonderful job. She took a lot of "behind the scenes" pictures while we were getting ready and setting up, and had them all put on a c.d. by the end of the night for us. All our guests had so many wonderful things to say about the THB. Most importantly, the TBH made sure we had a AMAZING wedding! Thank you Judi, Ron, and Mary Louise for making sure our wedding could withstand a hurricane!!

What a fabulous venue! My husband and I visited several other locations in the Loudoun area but were won over by the beauty and value of the Birkby House; the grounds and staff exceeded all our expectations on our wedding day. The garden, house, tent, and equipment provided are impeccable. Our guests were very impressed with the beauty of the location and my husband and I enjoyed seeing our family and friends enjoying the dance floor as well as the manicured grounds and garden seating. Mary Louise is a fantastic event manager; she, Judy, and Ron were very knowledgeable and made everything flow together perfectly. We are so grateful to the Birkby House for the outstanding service and backdrop for our wedding!

My husband and I looked all over for a beautiful, outdoor venue for our wedding and we absolutely knew as soon as we saw The Birkby House we had found it. It is so gorgeous inside and out, and the gardens are stunning. The value that we got for what we paid is amazing, the tent alone is usually an extra $1500+, and it is automatically part of the price at The Birkby House....no extra charge. Every guest at my wedding was blown away at how intimate and beautiful the place was. I do have to say that it would not have been the same without the amazing Mary Louise! She was my favorite part of the Birkby House, her friendly smile and great attitude kept me calm on my wedding day and I have never met someone like her before-- she makes you feel very confident in all the decisions you make for your big day and makes sure everything goes off without a hitch. I could not have had a better wedding day, and I am so glad I chose The Birkby House!

The Thomas Birkby House was love at first site. The grounds are beautifully kept and easily accessible. The house itself is amazing, but the gazebo was what sold us. And the permanent tent. I would heartily recommend this venue to everyone. The staff was very responsive to all of our questions and took care of all setup. Mary Louise is outstanding. Judy, Ron and Mary Louise are an amazing group of people that love to do their jobs and make weddings into magical days! Our wedding on May 6th was amazing and literally perfect! The venue was perfect for our group of guests, for our catering and just for us! Our photographer loved the site and I know we got amazing pictures. The staff was helpful and made us feel like a King and Queen for the day. We could not have been more blessed to find such a wonderful place for our wedding and such beautiful people to make it more beautiful than I could've imagined!

We loved it! Despite the weatherman's horribly inept predictions that caused us, at the last minute, to move it all from outside to inside, the Birkby House staff, Mary Louise, Ron, a friend, and the Main Event caterer managed to do a great job! The place was spectacular, the dogwood in full bloom, The house was beautiful aqnd a grand place to have our daughters wedding.

I cannot say enough wonderful things about Ron, Judy, Mary Louise, and The Thomas Birkby House. We had the most amazing day here, and start to finish, they made the process seamless, and stress free.
While the venue is not large, they really give you lots of options to consider in terms of where to hold the ceremony, and all are beautiful. It's fantastic because there is only one event a day, and you really feel as though the house is yours on the day. Ron and Mary Louise were there on the day for us, troubleshooting, guiding us, and making sure that everything was perfect for us. They could not have been more helpful and thoughtful, and we are truly grateful. Everyone was quick to respond to questions and e-mails throughout the process too.
The grounds are always well kept, and in my three visits to the property, nothing ever appeared out of place. It's right in downtown Leesburg, which is very cute and quaint, and if you take photos out front, people will drive by and honk their horns in celebration with you! The tent is really nice, and right next to the patio so my guests were able to meander out onto the grass and patio as well.
All in all, it was the perfect place for us, and I cannot recommend them enough!

When searching for a venue for my wedding, I was looking for a location that was outside of the cookie-cutter hotel or CC venue that would still be able to provide many of the necessary equipment - tents, tables, chairs, etc - to host an event (I was hoping to minimize the number of individual vendors I had to coordinate). The Thomas Birkby House more than fit the bill and completely exceeded my expectations. The location is absolutely beautiful (it proved to be a great backdrop for photos!) and perfectly situated for weddings, and my guests thoroughly enjoyed the evening (we had 155 guests). The staff was extremely responsive and very easy to work with throughout the process, providing helpful suggestions and patiently and cheerfully answering all of my questions. I really felt confident that everything would go smoothly, and it did! There is ample parking for guests, and it is conveniently located near several hotels. I highly recommend the Birkby House - Thank you Ron, Judy and Mary Louise!

My daughter had her wedding at The Thomas Birkby House on June 26, 2010. We had looked at many venues before deciding upon the Birkby House, and it certainly did not disappoint. The grounds and house are both immaculately maintained. Some venues charge extra for tenting facilities, but the tent including sidewalls and lights is included in the Birkby charge. Also, air-conditioning is available at a small additional charge. As June 26 was a scorcher, I was worried about the temperature inside the tent, but the air-conditioner worked beautifully; we were quite comfortable.
We cannot say enough good things about the owners, Ron and Judy Rust, and Mary Louise Torrey, the onsite event coordinator. Mary Louise made everything work! On the day of the wedding, Mary Louise was exceptional in her ability to recognize anything that needed to be done and even tracked down vendors when a job was not properly completed. Ron, Judy and Mary Louise were always available to answer questions and assist us with any concerns. My daughter and I highly recommend The Thomas Birkby House.

After spending weeks and weeks looking at endless venues in the MD/DC/VA area, we fell in love with the Birkby House the moment we visited it. The property is charming, beautiful, lovingly maintained, and was exactly the type of setting I had pictured for our wedding. The truly magical element of this venue, however, is its owners and staff. Ron, Judy, and Mary Louise went far above and beyond in every respect, both before, during, and after the wedding. They are so friendly, helpful, responsive, and incredibly flexible and accommodating. They also have a stellar list of recommended vendors that has been honed over time - we used it to select many of our vendors, and it not only saved us lots of time in the planning process, it led us to our top notch caterer and florist, who are still garnering rave reviews from our guests.
As venues go, I loved that the Birkby House provides such a diversity of backdrops and experiences in a single location. You have the beautifully restored colonial mansion, the rustic summer kitchen, the quaint gazebo, the lovely gardens planted carefully so that there is always something in bloom, and the deluxe tent. It's the perfect blend of indoor and outdoor space, and makes it possible to plan for an outdoor event with a great indoor back up option in case of bad weather.
At the Birkby House, you are not just a number or a dollar sign. Ron, Judy, and Mary Louise genuinely care about all of their brides and grooms, and they put their all into making each and every wedding a unique, special, and unforgettable experience. The Thomas Birkby House was such a beautiful location for our wedding. The grounds and house are meticulously maintained, so worrying about how the venue would look for our Fall wedding was never a concern. We ended up having freezing weather and torrential downpours on our wedding day in October but the Birkby House was so prepared, and our wedding and reception went off without a hitch. They had white umbrellas available for all of our guests, had the tent secured against the weather, had the heaters in the tents set up and ready to go, had all of the fireplaces in the house lit, and our wedding was perfect despite the weather. The staff at the Birkby House was so quick to respond to any questions I had during my planning and were very accommodating. I would recommend this venue to anyone!

Because of all of the flowers and greenery that is part of TBH, the need for flowers can be cut down significantly. I will say though the website is great, the pictures do not do it justice. I had both my ceremony and reception at Thomas Birkby House. Ron, Judy and Mary Louise were such a pleasure to work with. Very professional, courteous and answered every possible question I could have had.
The grounds and house are well kept and absolutely stunning. Everyone raved about what a unique and lovely place it is. Additionally, onsite the Birkby House has its own bridal and groom suites, which were perfect for our wedding party to relax before the ceremony. The bridal suite had everything a bride could think (and forget!) including a steamer. The rental fee includes a large tent, the tables and chairs. We also hired babysitters that watched kids in the carriage house - which the staff provided a large play area, a TV/VCR/DVD set to help occupy the kiddies.
It's truly a special place and I'm so happy to have my wedding there.

The Thomas Birkby House was lovely. At first I felt a little uncomfortable with the owner being very picky, however, when it came to the actual wedding Mary Louise was wonderful to work with. It was the loveliest day. I had the ceremony at a church, however, and I would recommend that at least as a back-up plan if it rains to anyone using The Thomas Birkby House. We did have rain the day of the wedding but we didn't have to worry about it.

I can't imagine a more organized and pleasant group of people to work with. Seriously. Any question I had was answered, no matter how ridiculous (e.g., how tall are the backs of the chairs?) Even though there are several weddings a weekend here now, you feel like the house is yours and has only ever been yours. Judy, Ron, and especially Mary Louise will bend over backward for you if you ask them to. It was so nice having an outdoor wedding, a tented reception, rain backups, and rooms for both my husband and his groomsmen and my bridesmaids and me to get ready in. They take so much care in maintaining the historic property, and it really shows, right down to the garden. And yet they still leave you with a lot of flexibility to make it your own. I've heard plenty of horror stories about venues with coordinators who are uninvolved, but that's definitely not Birkby! Highly Recommend!

We fell in love with the Birkby House when we first visited but had some reservations because it seemed like they had a lot of rules - noise restrictions, no red wine allowed in the house, policies on children, etc. However they took the time to discuss our concerns and we were quickly convinced that this was the venue for us. Ron and Judy (the owners) take a lot of pride in their business and Mary Louise (manager) handled all the details to make things perfect.
The facility is BEAUTIFUL. The grounds are always immaculate with so much beautiful landscaping that we didnt need to spend money on extra decorations. The buildings provide a beautiful backdrop no matter where you stand. Even though the location is in downtown Leesburg, it feels completely private. I cannot say enough about how gorgeous this property is. Also, your rental fee includes chairs, tables, umbrellas, an iron altar, etc etc etc and everything was very nice looking.
Mary Louise is incredibly responsive and helpful. As I mentioned before, at first we were concerned about some of the policies but she offered a wealth of information and we quickly realized that Birkby would be able to give us our dream wedding. Mary Louise has information on EVERYTHING from where to get late night pizza to how to hang lanterns - she was a valuable resource for us during planning.
On the day of our wedding, everything was EXACTLY as we asked. Mary Louise managed to keep things running smoothly while also being discreet. I never had to worry about a thing because she knew exactly what we wanted and made sure everything was perfect. One of our guests even arrived late and Ron (one of the owners) parked her car for her so she wouldn't miss anything!
I would absolutely recommend the Birkby House and am grateful to them for providing a beautiful day for us.

The Birkby House was a dream to work with. Mary Louise always wrote back to my e-mails within hours and was always responsive and helpful when I had any questions to ask her. Their team did a beautiful job setting up for the wedding and it looked exactly as we discussed. If I had to do my wedding all over again, there is one thing I would never change--besides my husband, of course--and that's my venue. The Thomas Birkby House is fantastic! The grounds are beautiful, the house is charming, and the town it's in is quaint. I mainly kept in touch with Mary Louise. And she was fantastic, too. She is always there to answer questions or offer advice. I had a "bridezilla" moment when I started getting back RSVPs and both she and Judy put me at ease. And told me everything would work out--which it did.
We had a consultation with the caterer a few weeks before the wedding and that was perfect. It helped us envision the wedding. And although I had a fantastic planner, there were things she forgot that Mary Louise thought of. She knows how to plan an excellent wedding. She is incredible at her job.
Our wedding day was absolutely perfect---sunny and 75 degrees and a warm night--so I can't really say anything about how they handle inclement weather. But my guests were incredibly impressed with the grounds and thought it was lovely. The place barely needs any extra decorations. It's beautiful as is. If you're looking to have a garden wedding or you just don't want the typical hotel wedding, check out the Thomas Birkby House. I have absolutely no regrets!

The Thomas Birkby House was the perfect venue for my wedding. Every detail is considered at this venue, and the staff is remarkable. I did not have a wedding coordinator to help me plan, but every step of the way I felt like I had someone to contact. I probably took it too far at times, using Mary Louise as a sounding board, but she was nothing short of wonderful!
The staff is (rightfully) very protective of the property and grounds, which is much of why it is such a great venue. They care. They care about the venue, they care about the wedding party, they care about the guests, and they care about the vendors. I did not have any issues with their flexibility, but could see where some might.
They were also very prompt in returning my (full) deposit. I really appreciated their professionalism, uprightness, and everything I experienced working with them.

The Birkby House was such a gorgeous venue to have our perfect day. When I first saw the place, I fell in love with it. It reminded me of the old Civil-War era home I grew up in, and the courtyard in the back was just gorgeous - perfect!! It was the first place my mom and I checked out, and I pretty much booked them immediately. I needed to look no further!!
They were very responsive when it came to questions. They seemed to have all FAQ answered in pre-prepared documents, which was good because they were able to respond right away. It did seem a bit less personal that way, but it's a good idea to be able to quickly answer our questions. There are some additional costs associated with hanging things and some other little extras, but I think that is mostly to protect the historic property. We did have to pay extra for an extra half hour of "event time" even though we already had the place for the day. That was one thing I didn't really get, but I think it is somewhat common for venues in the DC-area. We definitely needed extra time though - the day goes so fast!
There was a little communication issue with the rehearsal, but it ended up just being a misunderstanding. We were not able to rehearse there the day before the wedding because another wedding was scheduled, but it was stated in our contract that we could only use the place if nothing else was scheduled. We were just a little disappointed not to be able to do it and with the way it was addressed when we initially asked about it, but it all turned out to be okay when all said and done. And Mary Louise addressed it later on with my mom and apologized for the miscommunication.
Mary Louise did a wonderful job the day of. She is very seasoned with weddings and knows what she's doing!! She helped coordinate all the vendors, and was there to answer questions and help out. She also helped get me down the aisle and took some pictures she put on a CD at the end of the night. It was a nice little touch!
Our wedding was absolutely gorgeous, and a lot of it was due to the beautiful setting of the Birkby House and the care they have taken to make it such a great-looking place. They are always updating the place with new flowers (blooming through the seasons) and other touches (like new gorgeous crystal chandeliers) and care about making their events look great!

We looked around at several venues, but when we arrived at Thomas Birkby House we knew instantly this was where we wanted to have our reception. All of our guests raved about the venue for days after the wedding.
Mary Louise and the rest of the staff ran a tight ship - they were professional in their actions, responsive in their correspondence, exacting in their coordination, and accomodating with our requests.
The only minor drawbacks were the cost and flexibility. The costs are not outrageous by any means, but obviously on the higher end being in the DC area. While they were flexible to an extent, they have so many back-back weddings that you have to make sure everything fits within your allotted window.

The Birkby House was a great location and the amenities that come with the rental of the venue was nice, i.e. tent, tables, and chairs. They pay attention to the little details and even provide umbrellas for guests for shade or if it rains. The location is easy to find and guest parking is plentiful. I highly recommend this venue for couples who are looking for an intimate setting for their wedding. I took off a star for flexibility because since they're near a residential area, you have to be done with your reception by 10pm where I was hoping to have a longer reception time to allow for dancing. Overall, the Birkby House is wonderful and their support staff will seamlessly guide your vendors through the wedding day.

The Thomas Birkby House is a very cute, old, brick house nestled in a Main Street like avenue in Leesburg, VA. The owners are extremely helpful, responsive, and professional. Weddings are what they do. They know the answers to questions about dimensions of chairs and colors and types of flowers in bloom at certain months on their property - they are just great.
Use of the venue (nothing else included) costs $3000 for a "frugal Friday" discount and another $500 for AC/heat in the permanent tent on the property.

The staff at the Thomas Birkby House are great! Whenever I had a question they were quick to offer advice and recommend vendors. The site is extremely well maintained and absolutely beautiful year round. Many of my guests commented on how beautful the site is. The Birkby House has a tent on site along with tables and chairs. They also have bathrooms so no need to rent for an outdoor wedding. My one complaint about the Birkby House is this- due to its popularity the weekend I got married, there was a wedding the day before and the day after. We therefore were unable to have a rehearsal on site which did cause minor confusion during the ceremony. Other than that, I wholeheartedly recommend the Thomas Birkby House to everyone. There knowledgable staff made planning my wedding easier and their beutiful site helped me save on decorations (tons of flowers already there!).

We looked at several other venues but we absolutely fell in love with the Birkby House. The old colonial home in old town Leesburg was the perfect setting for our wedding. Both my wife and were given rooms to get ready in and were able to spend the morning in the house to prep for the big day. The staff was very accommodating and was there to help every step of the way. We had an outdoor wedding ceremony in the courtyard, and it was just utterly beautiful. The only complaint we had all day was the scorching hot weather, which was our own fault for planning an August wedding. The Birkby House provides their own tent to hold outdoor wedding and the best part is it's air conditioned, which came in handy on a 95 degree day! We had a perfect wedding day and we couldn't have picked a more perfect setting for it.

The Thomas Birkby House is a historical home used exclusively now as an event venue. It is located in lovely old-town Leesburg near quaint shops and cafes. If you like the colonial feel, this is the place for you. I wanted an outdoor wedding in the fall (preferably low-key in a barn somewhere) but as Brides know, a wedding is not about you - haha. I initially had dismissed Birkby due to the prohibitive cost of its venue and having to choose a caterer off of their pre-approved list. But later, in an effort to get the whole wedding-planning element over with, I gave in to my parents and agreed to have the wedding there and the only available date was in July - which turned out to be the hottest day on record in 14 years. My biggest complaints with the Birkby all centered around their restrictions. Limiting time allowances, no dogs, select caterers, decor guidelines. Its a very controlled environment and they charge you for every little thing. That being said, Mary Louise and her team are very good at heart and worked very hard to help my family and me make adjustments for the heat, accommodate requests, and keep everything running on schedule. The guests loved the venue (our ceremony was outside on the patio and our reception was under the tent). And the location was wonderful - plenty of parking, near hotels and B&B's and a block from our after party at Kings Court. The Thomas Birkby House has a lot to offer any Bride - the Bridal Suite to get dressed in is the best I've seen, and the guys were very comfortable in their lounge. There is a bonus room in the carriage house which we used to hold the kids who attended which the parents loved. I definitely recommend the Birkby House and its staff to anyone looking for an "all-in-one place" venue.

This venue is absolutely gorgeous. Keep in mind that you are renting a space, not a staff and this is an outdoor venue. You will depend on your caterer and friends! The house has very nice accommodations for the bride's attendants and the groomsmen for before the ceremony. We had a rainy day so things were not exactly as I had pictured. The ceremony was a little bit of a disappointment in that there wasn't a lot of help dealing with the rain except that they have umbrellas to use. (Just be sure they get them all back or there is a charge of $20 each!) When the bridesmaids started coming in, someone was finally there to grab their umbrellas. As the MOB, I had a big rain plop on my head as I walked into the tent! So you are taking a chance with the weather. The reception under the tent was lovely and cozy. Clean up for us was a nightmare with the rain. There is only one spot to pull in and load and our caterer claimed it first so it took us 2 hours to pack and leave in the pouring rain! The only other path to the side street is unlit and the MOB almost did a face plant down the slanted, unlit steps! All in all I would highly recommend this venue for a nice day. Rain, not so good.

Many of the concerns expressed by the MOB for the event on May 22nd really related to having a garden event when it rains. We would be the first to acknowledge that if you knew it was going to rain the day of your event, you almost certainly would not schedule a garden venue. Fortunately approximately 90% of the time in Northern Virginia rain is either not a problem or is only a slight inconvenience. The Birkby House has attempted to mitigate the rainy day problem by:
Providing brick garden paths and a hardscape floor under the tent so there is never a need to walk on wet grass or in mud. The tent floor also eliminates the need to rent a wooden dance floor.
Having 70 large white umbrellas available for guests facilitating movement from the house to the tent.
Permitting access to the historic residence during cocktail hour. The terrace is also partially covered adding to the amount of space available to the guests.
Equipping the tent with sidewalls with window panels. The sidewalls easily pull open and close like a shower curtain.
Providing a marquee covering the walkway from the tent to the carriage house (equipped with two double handicap-accessible bathrooms) so the caterer and the guests are not exposed to rain.
When possible permitting the bridal party early access to the property to bring items and set up; in this case, eight hours before the ceremony, to decorate the arbor, bring in dresses, and otherwise prepare for the event and “work around” any weather problems.
The following comments apply to specific issues raised by the MOB. First, we found the guests and relatives to be quite easy to work with and felt that they were accepting of what happens to a garden event when it rains. One of the bridesmaids commented that although she would not wish for rain, the white umbrellas were quite charming. Given the uncertainty of the weather forecast, we had two professional Birkby staff on site from 7:30 in the morning until the end of the event. The family and friends of the bride arrived at 9AM to decorate the arch and prepare floral centerpieces for the tables. At about 4:15 PM the FOB decided with our concurrence to move the ceremony into the tent. With the help of the caterer, the decorated arch was moved as were about 90 chairs which were repositioned in the tent. The TBH owner personally set every chair so that maximum seating would be achieved with minimal disruption to prior tent setup.
It began to rain heavily about 4:45 and the guests and bridal party were provided with white umbrellas when they moved from the residence to the tent. We placed a coat rack in the tent to hold the umbrellas. Since it was raining heavily, water was coming off the tent roof and we regret that the MOB got wet. The TBH owner went into the tent at this time and personally directed the bridesmaids to enter the tent under their umbrellas which were then taken, closed and hung out of the way on the clothes rack.
The rain moderated and the guests had their cocktail hour in the residence and on the partially covered terrace. They also used the gazebo which is near the terrace. The ballroom was closed to guests at the client’s request so that pictures could be taken there. This limited the space for the guests but all-in-all the cocktail hour came off quite well.
Although there was periodic light rain, the reception in the tent was fine. The problem came with heavy rains which started some time after 9:30 and continued through the next day. Normally Birkby House functions end at 10PM with the caterer out by 11PM. Given the weather, the caterer understandably took longer than normal. The MOB was concerned about the unlighted garden gate. That gate is normally lighted but the heavy rains tripped the GFCI system when the various movable garden lights were soaked with rainwater. We do have a supply of flashlights and we would have distributed them had we not been so busy stacking chairs and clearing the tent or if someone had mentioned the problem.
Our normal policy is that everything must be removed the day of the event so that we can prepare for the event on the next day. Since we had no event on Sunday, we permitted the MOB to leave a few items to pick up the next day. Upon reflection, we should have worked with the MOB and others and permitted items to be left for pickup the next day. Other than gifts, additional items could well have remained that evening.

Judy and Ron, the owners, are wonderful and have a very nice venue/reception site. Mary Louise is less desirable to work with, if you book here she will be helping coordinate. My wife was less than pleased with her snobbish attitude, and condesending manner. We only had two small children at this wedding of over 100, and when Mary Louise was asked to open the Carrige House so the two children could take a nap up stairs away from all the wedding preperations she declined. She stated "it wasn't pre-arranged". Are you kidding me? My wifes parents paid alot of money, and to be told that we cant let the two small children take their afternoon nap up there because it wasnt pre-arranged is rediculous. All she had to do is unlock the door and let my brother in-law in with the two children. He finally convinced her to let them up there. Other than Mary Louise, the venue is beautiful and a wonderful place to get married.
The folks at Thomas Birkby House are true professionals with a unique property surrounded by wonderful photo locations. It's a convenient and great location for your wedding. One of our favorite venues.
The Thomas Birkby House is my favorite venue in Virginia. Ron, Judy and Mary Louise take pride in their property, and don't view it as a wedding factory, like other venues do. They are really invested in each event, making sure that the client has a great experience, and assisting the vendors who come through their doors. I can't recommend the Thomas Birkby House highly enough for your next event.

This historic site, in the heart of Downtown Leesburg, Virginia offers the very best for a wedding. The property boasts an historic home, a beautiful tent, manicured gardens accentuated by a gazebo, and a large brick patio where most of the wedding ceremonies take place. There is a reason that the Thomas Birkby house is one of THE best wedding venues in the DC metro area. Not only because the venue is simply stunning and versitile, but because the owners and staff members are always so pleasant, easy to work with, and true service providers. They really provide a service to their couples by offering on site tented spaces (including the option to air condition the reception tent), tables, chairs, and Bride and Groom dressing areas.
I have photographed weddings at the Thomas Birkby House and I was truly happy with the lovely surroundings and the great staff. The decor and furnishings in the bridal keeping room were a photographer's dream, and the outdoor spaces, including the gazebo, the ceremony space, and the reception tent, helped create a visually sumptuous experience.
